Position Overview:

As a Property Management Associate with Cypress Property Management, you will play a vital role in expanding our client base by meeting with prospective property owners, showcasing our services, and preparing their homes for successful rental placement. Your exceptional interpersonal skills and attention to detail will ensure that homeowners receive outstanding service and have confidence in our ability to manage their properties effectively.

Responsibilities:

1. Client Consultations:

· Schedule and conduct meetings with potential clients, both in-person and over-the-phone, to understand their property management needs and goals.
· Provide detailed information about our property management services, explaining the benefits and advantages of partnering with our company.
· Address client inquiries, concerns, and expectations, offering tailored solutions to meet their individual requirements.

2. Property Assessment and Recommendations:

· Perform thorough property assessments to evaluate the condition of the home, identify any necessary repairs or improvements, and recommend strategies to optimize rental potential.
· Prepare detailed reports outlining the property’s status, maintenance needs, and suggested rental pricing based on market research.
· Collaborate with property owners and contractors to schedule and oversee necessary repairs, renovations, or maintenance work to ensure the property meets rental standards and regulations.

3. Documentation and Legal Compliance:

· Assist clients in completing the necessary paperwork and agreements to formalize our property management services.
· Ensure that all required legal documents, such as lease agreements, property disclosures, and fair housing documentation, are prepared accurately and in compliance with local laws.
· Conduct a thorough move-in inspection upon completion of repairs and improvements. Complete a detailed checklist, including photo and video references to be used to verify the property’s condition.

4. Listing and Marketing:

· Work closely with property owners to gather all necessary information and documentation to prepare properties for the rental market.
· Create property listings with compelling descriptions and high-quality photos.
· Publish property listings across various online platforms and marketing channels to reach a wide audience of potential tenants.
· Regularly monitor and update property listings to reflect accurate availability, rental rates, and property details.
· Provide property owners with weekly updates regarding property inquiries, number of showings, public feedback, and rental applications.
· Preview rental application packages and present qualified applications to property owners for review.

Requirements:

1. California Real Estate License: Must possess a valid California Real Estate License.
2. Proven Experience: A minimum of 3 years of experience in property management with a track record of successful performance and client satisfaction.
3. Knowledge of Real Estate Laws: Familiarity with California’s real estate laws and regulations, including fair housing practices, leasing laws, and property disclosure requirements.
4. Strong Sales and Communication Skills: Excellent interpersonal and communication abilities to effectively interact with owners, tenants, vendors, and team members.
5. Organizational Skills: Ability to multitask, prioritize tasks, and meet deadlines in a fast-paced environment.
6. Problem-Solving: Strong analytical and problem-solving abilities to address property issues and customer conflict effectively.
7. Computer Proficiency: Proficient in Rent Manager or comparable property management software, Microsoft Office, and online marketing platforms.
8. Attention to Detail: Meticulous attention to detail to maintain an accurate record and ensure compliance with legal requirements.
